Vip Bulgarian Properties offers You a lettings and management service that maximizes Your property investment return while You are away from Bulgaria. We guarantee You relevant rental income to the market for Your property type.
The service includes all activities that might occur with renting and maintaining one property - paying utilities and annual local tax, advertising and accomodating tenants, negotiations with other intermediates and all other activities providing full service of the property.
The main factors forming the rental price are the location of the property, the level of finishes, the furnishing, the on-site facilities in the complex and the price given by the competitors for similar accommodation.
According to the location of the property, the lettings service can be:
Short term Lettings:
For the properties situated in the Rhodopian villages or near by the sea, ski, spa resorts. We also call it seasonal lettings. Usually the properties of this type are rented by tourists who prefer the comfort of home atmosphere instead of the hotel rooms for their vacation. Vip Bulgarian Properties is taking care of advertising the property, accommodating the tourists and taking care of the regular payments.
Long term Lettings:
For properties situated in or near by the city of DEVIN. Usually the properties are rented by people working in the area, young professionals or families. The rental contract is signed for at least 6 months. Vip Bulgarian Properties is responsible for advertising the property, finding tenants, paying the bills and local taxes annually, etc.
After sale Management
Service included in the fee
Cleaning of:
- communal areas
- green areas
- aquifers
- foyers
- corridors
- staircases
- lifts
- lighting fixtures and premises and areas of common use
- glazing of common-use premises from inside
Maintenance of:
- green areas
- lifts
- electric wiring in common-use premises and areas (excluding the cases of incorrect design and installation)
- electricity bills for common-use premises and areas (clause subject to discussion - depending on consumers)
Other services:
- security / porter
- organization of repairs
Services offered against additional payment:
- elimination of parasites and rodents
- external and internal repairs, including structural, plumbing, wiring and etc.
- cleaning after repair works
- property insurance
At the resident's request, we render the services mentioned in p.2 against preferential payment.
Payment:
- Prices will be set depending on site type, area, location, geo-political and economic conditions
- Prices are calculated per square meter of residential area for one year
- The fee is payable in advance
- Minimum contract period is 3 years
- The price varies between 6 and 8 EUR per square meter
Management of rented premises (individual-residential and commercial)
Services included in the management fee:
- Sourcing of suitable tenants
- Round the clock availability in emergency situations
- Rent collection
- Control of bill payment
- Eviction of non-paying tenants
- Meticulous documentation
- Supervision of appropriate property use
- Photoes of the property prior to renting and after leaving of tenants
- Organization of repairs (when required)
Services offerd against additional payment:
- Consultations and valuations
- Elimination of parasites and rodents
- External and internal repairs, including structural, plumbing, wiring etc.
- Cleaning after repair works
- Major cleaning of the property
- Periodic cleaning of the property
- Property insurance
Payment:
- 13% (thirteen percent) of the monthly rent
- Deductible from the monthly rent
Maintaenance and management of non-rented properties
Services included in the management fee:
- Visit to a property twice a month
- Airing of the property twice a month
- Cleaning once a month
- Organization of repairs (when required)
- Payment of all costs and bills of the property (on behalf and at the expense of the owners)
- Representation for the owners towards authorities
- Property insurance
Services offerd against additional payment:
- Major cleaning of the property - twice per year
- Repair works (where necessary)
- Laundry and change linen and towels
Payment:
- Prices will be set depending on site type, area, location, geo-political and economic conditions
- Prices are calculated per square meter of the residential area for one year
- The fee is payable in advance
- The price varies between 6 and 8 EUR per square meter
