The current law in Bulgaria does not allow the direct purchase of land by foreigners. Any foreign person wishing to purchase property with land (this does not include flat or apartments) must buy it through a Bulgarian registered limited company. The process for registering a company can be achieved for a few weeks. After that you have to open a company bank account.
We offer You to do that procedure to facilitate You. The fee for registering a limited company with all outlays for solicitor and government taxes is 550 EUR.
When you have choosed a property with Us and you already have registered limited company in Bulgaria, the next step is Preliminary Contract. The Preliminary Contract includes: it has to be drawn up by a Notary; deposit of 10% paid to seller; 3% for our commission and property you have choosed will be taken off the market.
FOR THE DAY OF COMPLETION
The outstanding amount of money necessary to pay the balance on your property.
Additional charges:
- Solicitor's fee, Notary fees and interpreter's fees
- Notary tax - 1.75% of the cost of the property
- Stamp duty fee - 2% of the cost of the property
And after all these procedures - CONGRATULATIONS !!! - you are already a owner of the property.
